Traditional is like casting one fishing line out with one hook getting whatever bites the bait first and being stuck working with it. Whereas, with auction we cast out a net, drag it along for a period of time gathering up all interested parties, allowing us to pick who we would like to negotiate with. The increased buyer pool allows us to leverage the interest and competition to drive the price up (even prior to auction).

The bid to start from price is simply a starting point. We don’t want to over inflate the value of your property in the first place because that overinflation it creates a downward spiral in negotiation - price reduction after price reduction. The average is 3 prices reductions in 12 months for California.
The seller sets the reserve price and they’re in no obligation to sell if the process doesn’t meet their goal. This is kept 100% confidential between the seller and their agent - at no time is this ever shared.
